Develop Affordable Housing
Ponterre Group partners are experts in coordinating affordable housing projects – or projects with a mix of market rate and affordable housing - that utilize a variety of public and private funds. We offer the following services to help you achieve success in the most efficient way possible.
Project Feasibility Analysis
Finding the formula for success can be daunting at the drawing board stages of a project. Our experts will help you:
- Create and refine your project concept.
- Analyze the economics of the project.
- Lay out a road map of the design, financing, regulatory, construction, politics and other steps you will need to complete your project.
- Identify and recruit strategic partners where necessary.
Financial Packaging
Ponterre Group will help you identify and secure some or all of your financing. We’re particularly adept at strategizing and securing financing for projects requiring multiple public and private sources. The following is a brief list of funding resources with which Ponterre has experience and success in securing:
- Federal Low Income Housing Tax Credits (both 4% and 9%)
- State and City Low Income Housing Tax Credits

- Private Investors
- And many other sources.
Simply put, Ponterre Group consultants coordinate and execute the delivery of funding applications and proposals to the above sources. Our attention to detail and knowledge of funding requirements ensures complete and competitive proposals representing your project in the best possible light.
Project Management
While our clients are experts in their respective fields, they often lack the staff capacity or necessary technical experience to carry out a project from start to finish without additional help. Ponterre Group consultants can step into a Project Manager role under your leadership to help keep a project on track through lease-up, including:
- Facilitating site acquisition.
- Taking a lead role in the closing of all public and private resources.
- Assembling the design and construction teams.
- Managing the construction draw process.
- Maintain communication with client’s staff, MHFA staff, municipal staff, title companies, attorneys, architects, tax credit investors, lenders and others involved in the development.
- Coordinating all due diligence requirements, track progress of document submission and disseminate necessary information to others to ensure project moves through underwriting and closing in a timely manner.
Project Close Out
No project is complete as soon as the paint dries. We help put a project to bed by:
- Preparing carryover and 8609 applications.
- Securing final Low Income Housing Tax Credit capital contributions.
- Assisting in the strategic marketing, lease up and occupancy of your completed project.
